Forty years ago, Frank and Joyce Gelzer walked away from their corporate jobs to build something, for others, together. Frank and Joyce started JFG Ventures LP with the vision of putting the needs of communities, residents, and employees front and center. With this guiding vision, Frank and Joyce found properties that were worth restoring and curating over the long run – decades instead of days – through the ups and downs of the market. Timeline
1970s
Frank and Joyce Gelzer began purchasing apartments in Santa Monica, California part time. Frank worked as real estate attorney and CPA. Joyce worked in technical writing. Like a lot of typical mom and pop operations, Frank started by performing maintenance duties while Joyce cleaned apartments.
1978
Frank felt rent control was coming around and sold everything. The couple moved to Atlanta where Frank was from. From proceeds, Frank and Joyce bought three apartment complexes and an office building in foreclosure.
1981
Frank formed Equity Management Company. He bought Tucker Mobile Home Estates in foreclosure and read about it in the Wall Street Journal. He bought it with seller carry and nothing down.
1984
Frank bought 213 acres off 75 and Georgia 20. He operated it as a Christmas tree farm and driving range to cover property taxes. He then executed a build to suit with Cracker Barrel and developed gas station on land.
